Where residents want improvements
The sales and customer relationship management (CRM) teams are frequently criticized for aggressive marketing tactics, including incessant spam calls even after requests to be removed from contact lists. Once a booking is made, the teams are reported to become unresponsive, dodging calls and emails, and failing to provide promised documentation or address buyer concerns.
The builder hasn't coughed up the railway NOC yet, but requests with the CRM and sales teams for that document are dodged. Just like the online reviews warned, they're dodging calls and emails.
They don't respond, lot of issues and very unethical.
They constantly spam with calls, and I mean MULTIPLE calls back to back. Even when asked to remove, they didn't, and they call from different numbers, so one can't even block them. This shows absolute desperation.
Sales people will say one thing, actual agreement will be very much unfavourable terms than what they said. Very enthusiastic till they get money. Then they will make one run in circles and will give the cold shoulder.

The builder has faced serious legal challenges, including allegations of constructing projects on disputed land (e.g., land designated for public welfare or army use) and failing to provide registration documents to owners. There have also been instances of Occupancy Certificates (OC) being revoked due to significant deviations from approved plans and non-compliance with safety regulations, leading to ongoing legal battles for buyers.
Regarding the OC cancellation in a project... the builder failed to comply with fire safety regulations, particularly concerning setback areas... Consequently, the government revoked the OC.
They literally built on land that helps to Indian army and till now no registration documents given to any of the owners. It's been 3 years and still the case is in the court.
The builder is infamous for cheating their suppliers by not paying the last bills. Their own cofounders and partners have filed cases on each other.

Roof leakage started within 3 years of handing over. Despite repeated complaints, there is no accountability from the builder. Response from customer care is very poor and responsibility is conveniently shifted without proper investigation. Construction quality and after-sales support are highly disappointing. Buyers should be cautious and not rely on post-handover service commitments.
Visiting a project in handover stage, residents will give an honest answer... in short very bad... one of the sufferers.

Many individuals who have attempted to cancel their bookings report significant difficulties and prolonged delays in receiving refunds. In some cases, a portion of the booking amount was withheld for various reasons, and buyers have resorted to threatening negative online reviews to expedite the process.
A relative canceled their villa property after booking. Lost 2 lakhs in the process (they returned the rest, but gave some random reasons to keep this money back). Eventually got tired of it and left it.
How long did they take to return the booking amount? I have heard they never return the amount or take lot of time. I am currently waiting for refund.
One of my friends cancelled for a project, and it took a lot of time. What really works is if one threatens them with negative reviews online and also makes sure the ticket is logged with their CRM team.
The builder is well known for all these unscrupulous tactics … hope one gets their refund soon.
I cancelled my booking before they cash in my cheque. Emptied the bank account and dropped email saying you are not authorised to cash in
