Flexibility to Switch Projects

For existing customers, the builder has reportedly offered the flexibility to switch to another project with a later handover date, particularly if financial constraints arise. This option, sometimes available without additional charges, provides a degree of adaptability for buyers facing unforeseen circumstances.

As they have multiple projects, you can switch to another project of your choice and timeline (if funds are an issue, you can switch into another CG project with a later handover date at no additional charge)

General Negative Reputation & Builder to Avoid

The builder, Casagrand, is widely regarded with a negative reputation, with many advising potential buyers to avoid their projects. This sentiment stems from a perceived 'all sales no quality' business model, unethical practices, and a general lack of trustworthiness, which collectively present a high risk for property investors.

Sales & CRM Team Issues

The sales and customer relationship management (CRM) teams are frequently criticized for providing inaccurate information, being unresponsive to queries, and employing aggressive tactics primarily focused on securing bookings. There are numerous reports of them dodging calls and emails once initial payments are made, leading to a significant lack of post-sales support and transparency.

Significant Construction Delays & Indefinite Handover

Casagrand projects, including Aquene, are widely known for substantial construction delays, often extending promised handover dates from a few months to several years. There are reports of projects being left 80% complete with construction halted, and buyers facing considerable challenges in obtaining possession or even recovering their initial deposits.

Legal & Documentation Issues

The builder faces numerous legal challenges, including disputes over land ownership (with some projects allegedly built on government or special-use land), a lack of clear title deeds, and problems with obtaining Occupancy Certificates (OCs) due to plan violations, such as non-compliance with fire safety regulations. Buyers frequently report receiving only partial legal documents or being pressured into making payments without full legal verification.

Misleading Payment Schemes & Unfavorable Contract Terms

Promotional payment schemes, such as '10% now, 90% on handover,' are frequently described as marketing gimmicks that do not lock in the property price. Buyers often find that the final payment is based on inflated market rates at the time of handover. Contracts are typically unfavorable, making it difficult for buyers to withdraw without significant financial penalties or facing heavy fines for missed payments, even when delays are attributable to the builder.

This pay 10% now and 90% on handover is a sham. Everytime we previous flat buyers see this ad on the road, we laugh it off knowing clearly that its a pure marketing bluff.

HV

DB

They will simply change policy in 1 year and chase (read as torture) you for payments.

MJ
Monica J.

The current rate is not locked, rather the market rate will be taken as of during handover. So you'll have to pay around 20% higher rate (in our case) during handover.

Poor Construction Quality & Post-Handover Defects

Numerous residents and observers report sub-par construction quality, with common issues including cracks appearing within the first year, plumbing problems, and water leakage or seepage. There are also concerns about the use of non-conventional or inferior materials, such as hollow bricks or 'cardboard walls.' These defects often manifest shortly after possession, necessitating frequent and sometimes paid maintenance services.

High Maintenance Costs & Incomplete/Missing Amenities

Residents frequently express dissatisfaction with high maintenance charges, which are often controlled by the builder for extended periods, coupled with a lack of transparency in these costs. Additionally, promised amenities are sometimes found to be incomplete, poorly maintained, or entirely omitted from the final project, leading to a significant gap between expectations and reality.

Unfavorable Location Characteristics

Casagrand Aquene is situated directly beside the River Vrushabhavati (Kengeri Mori), which is a source of pungent odors, particularly during the rainy season. More broadly, many of the builder's projects are located in flood-prone areas, marshlands, or adjacent to storm water drains, leading to issues such as waterlogging, contaminated groundwater, and unpleasant smells. Some developments also face challenges due to proximity to railway tracks without the necessary No-Objection Certificates (NOCs).

it is located exactly beside the River Vrushabhavati (Kengeri Mori). You can't breathe air during the rainy season as there will be a pungent smell coming from the river and in other seasons there is always a subtle smell, so we rejected it.

Difficulty with Refunds

Buyers attempting to cancel bookings and retrieve their initial deposits or advance payments frequently encounter significant delays and difficulties. The refund process is often described as problematic, characterized by unresponsive teams and the builder typically retaining a substantial percentage (e.g., 20%) of the booking amount, even when project delays are the cause for cancellation.

The builder is now demanding 25% more and unjustly fining ₹40,000 — even though the delay is theirs. CRM team is unresponsive... From may 19 to till date they force us to give late due payments fees even the issues is from their side. So don't BUY.

Poor Resale Value & Difficulty Selling

Apartments from this builder are reported to have poor resale value, making it challenging for owners to find buyers in the secondary market. Some owners have even had to sell their properties at a loss, indicating a lack of market confidence and potential long-term financial depreciation for these investments.
