The Customer Service team is the exact opposite of the Sales team. Won't respond to calls. Won't answer emails. When they do, they will give templated responses which commit to nothing.
The sales team agreed to give all the details... But till date, I haven't received all the documents, every time bit and piece of document only... there is no proper response.

Sales people will say one thing, actual agreement will be very much unfavourable terms than what they said. Very enthusiastic till they get your money. Then they will make you run in circles and will give you the cold shoulder.

9 month handover ended up being 3+ years and even now, I'm one of the lucky ones who got possession. 50+% owners have still not been handed their keys

This pay 10% now and 90% on handover is a sham. Everytime we previous flat buyers see this ad on the road, we laugh it off knowing clearly that its a pure marketing bluff.

The current rate is not locked, rather the market rate will be taken as of during handover. So you'll have to pay around 20% higher rate (in our case) during handover.

maintenance was decided by rwa which was expensive compared to other apartments.
Lot of missing amenities ( sump starts stinking , flush water stinks, water clogging , high maintenance comparatively, fighting to get some kind of funds (owners advance) that CG owed them , very late EB connection we were running on DG when few occupants.

Some developments also face challenges due to proximity to railway tracks without the necessary No-Objection Certificates (NOCs).
CG has loads built on marshlands and they flood during the rains.
it is located exactly beside the River Vrushabhavati (Kengeri Mori). You can't breathe air during the rainy season as there will be a pungent smell coming from the river and in other seasons there is always a subtle smell, so we rejected it.
The whole area is right beside a marshland. I am going to stay away from this.
Big no to pallikaranai... That area floods, you are just seeing a dry lake right now. The place stinks every now and then due to the garbage dump. Too salty water

The builder is now demanding 25% more and unjustly fining ₹40,000 — even though the delay is theirs. CRM team is unresponsive... From may 19 to till date they force us to give late due payments fees even the issues is from their side. So don't BUY.
