The project is situated on the outskirts of Bangalore, leading to significant distances from established localities, IT hubs, malls, and entertainment venues. This results in long commute times and challenges for spontaneous shopping or accessing daily necessities.
Too far away from good localities like Kengeri Satellite Town, RR Nagar, etc. - makes impulse shopping difficult, you can't step out for tea, buying vegatables, etc.
Too far away from IT spots like Bellandur, Manyata, etc. - even if metro is done it will still take you 1.5 hours to get there (one way)
It's pretty far from malls and pubs. That's true.
if you are the type who likes to constantly be out of the house, visit happening areas, or work in ORR in IT, then I would advise against it.
Only issue is it’s completely on the outskirts, so if you don’t have to travel anywhere then go for it
if offices calling back it becomes extremely difficult to travel . If you have remote job or business then it’s fine I guess

Top floor units are susceptible to several issues, including excessive heating that necessitates air conditioning, a higher risk of water seepage and leakage if the terrace is not regularly maintained, and lower water pressure. There are also concerns about complete reliance on lifts and potential safety risks for children.
Top floor Cons 1. will get heated and you will need AC. 2. Highest risk to have seepage and leakage of water in the unit if terrace is not regularly maintained well. 3. Water pressure will be lowest among all floors. 4. Full dependency on lift, thus on association's competency. 5. In case of fire or earthquake, you will be the last one to get any help. 6. Risk of falling for kids. You will need safety nets.
Could there be issues with Water sippage with the top floor?
Seepage depends upon architecture, quality of construction and regular maintenance. Because of regular heating and cooling phenomenon, the concrete walls and terrace are more prone to cracks. The society association and residents will deny that there is seepage, because it affects the saleability and appreciation of all flats. You have to go and ask the top floor residents (staying for more than 5 years). Afaik, repairs in top floors are common and not rare.
It can start anytime. One crack or expansion is enough. Regular maintenance is a must. Had seepage in uncle's apartment, association doesn't care as only 1 flat is affected. He stopped paying maintenance and got the seepage repaired by himself.

Swiggy , I'm a very frustrated customer from Bangalore. Its surprising that a big city like Bangalore doesnt have swiggy instamart delivering in almost all the locations. Near my apartment building ,Brigade Panorama, you guys only take instamart orders till Rajarajeshwari
why there are no fans and tubelight installation services to Brigade Panorama @BrigadeGroup what purpose is the NBH app. There areno electrical services from @urbancompany_UC as well.

The area surrounding the project is impacted by environmental concerns such as the presence of a high-tension wire, a nearby drain (nala), and industrial pollution. There is also a reported high risk of waterlogging and issues with non-functional street lights on the adjacent expressway.
Surroundings is polluted for sure because of industries and its a highway and there's a "Nala" next to the entrance. So, not sure about the smell.
