Many people bought 3bhk in 2021/22 for around 7k/sqft. 1.2-1.4cr for 1600-2000sqft SBU. Now they all would be listing at 1.8-2.5cr. As soon as people start moving in, the price will further increase.

Where residents want improvements
The roads in and around Varthur, including the main routes leading to the project, are consistently described as being in an extremely poor state. They are characterized by dangerous craters, potholes, and overall horrendous conditions, often deteriorating rapidly even after repairs. This poor infrastructure is a major nuisance, especially during monsoon season when roads become rough and prone to flooding.
Absolutely shitty roads. Infact there are NO ROADS.
Horrible traffic outside.sunday market is literally on main road so you just can't go out on Sunday's there is no footpath. And flats are going at 2.5 cr for bigger 3bhk... We are planning to move out... Horrible location.

There are serious allegations of a lack of transparency from the management committee regarding unfortunate incidents, specifically a suicide that occurred in the Serene tower. Information about this incident was reportedly published on the internal 'Belong app' and then removed, and deliberately kept from public knowledge to prevent a drop in property prices. This raises concerns about the ethical practices and honesty of the management and sellers.
The managing committee hides all kinds of events. This includes suicides, molestation by security guards, apartment mishaps, dog bite incidents, etc.
You should make seller feel like you are buying their flat despite lots of issues and try to minimise the cost for you. You should have knowledge of everything whether it's stupid or not provided you can use that information.
I used to live there. They published this on their Belong app, then later removed it. You see, they don't want this info out just because the demand of that particular area will be lower.

I would want to know if I'm being sold that particular flat. Won't you? Few months back I was looking out for a flat, when the broker told me that they are selling flat in Serene, I specifically asked which particular floor and if he's aware of what happened, and he started fumbling.

Key stretches like the Panathur underpass and Varthur market road are notorious bottlenecks, leading to long travel times (e.g., 40 minutes for 4km) and frequent gridlocks. The narrow roads, combined with the high density of vehicles from large residential projects like Utopia and Prestige Lakeside Habitat, exacerbate the problem, causing daily suffering for commuters and making it difficult even to enter the society.

vehicles constantly drive on the wrong side without giving space to oncoming traffic. I have already raised this with the traffic police on duty, but no action has been taken. Traffic police, please act!!! commuters are suffering daily.

Brigade Cornerstone Utopia project is not managed in the right way. Different treatment are given to different customers. I feel Brigade is not any more top builders in Bangalore as there is no place customer service as don't care for its customers.
individual domestic gas connection provided to apartments at Brigade Cornerstone Utopia Paradise Block... at such an inconvenient place interfering with the interiors. Now owners have to get it shifted from gail employee after paying unofficially.

Studio apartments within the project are noted for being very small and generally not recommended for self-use. A significant practical drawback for many units, particularly studios, is the lack of dedicated car parking, which is considered a major regret for buyers given the poor public transport options in the Varthur area and the difficulty in selling or renting without it.
If i remember it right, the studio was like 40L. Its not a good option to 'buy for self use'. Very small(obviously).

your network can reach to Laddakh but I don't think your network can reach to Brigade Utopia Bangalore. How do you cliam to have 100% connectivity without having ground report. You are not able to provide connectivity in IT city urban area.
