Plot owners will have membership 25 years from the date of registration for the golf course. Clubhouse will be commonly owned by the plot owners community. Resort and lounge will be owned by the company itself with an easier access for the Arvind property owners in Bangalore.
Greatlands clubhouse with resort and lounge work has already started on the ground!!! Golf Course is already functional. Please go and visit once

Around 7k to 7.5k per sq ft. Way too high for the locations I know. I wonder if tge market is saturated and over valued?

The Devanahalli real estate market, including this project, is heavily dominated by investors rather than genuine end-users. This raises significant concerns about the long-term viability of a residential community and the potential difficulty in reselling properties in the future due to a lack of organic demand.
Entire Devanahalli has been sold as plots and most buyers are investors. There are no real users. Soin the end who will buy these plots is a question.
I heard similar stuff re getting better deals from existing investors. That doesn't speak well for the project!

All of them are far from metro though few on strr seems far but at-least future proof and liveable after 5 years.
I have visited almost all the plotted developments Arvind orchids, Assets secret , Prestige and Purva tivolli hills, Godrej etc All of them are far from metro

A substantial portion of the project's amenity land is allocated to a golf course. However, some opinions suggest this golf course is merely a 'small patch of greenery' and does not offer significant utility or value to the residents, especially considering the high property prices.
Half of amenities land of project is used by that golf thing, which society can't even use.

That area lacks any tangible developmemt for atleast 5 years at current pace. Maybe it may bring some happiness once blue line metro station (Sadahalli, Toll gate side metro station). Those prices are for super rich only as they are selling ultra premium rates. Never go with marketing people’s words. They won’t guarantee any of the said developments. However, few things shall surely come around like prestige tech park etc. IVC road itself is single lane currently, they say that its approved to be 100ft road as Inter Village Connectivity Road (IVC). As of today’s comment, I find that area ambitious and good for future but feeble present investment.

I am worried Abt flight noise in entire arvind greatlands road. In the 5-10 mins, 3-4 flights crossed and don't think I can live in that stretch.
