Good Location and Metro Connectivity

The project is located in an area that offers good connectivity, particularly being very near to the Kadugodi metro station. This makes it a practical option for individuals seeking properties within a specific budget in the broader Whitefield region, even if it's considered 'past Whitefield'.

In that budget Kadugodi is good. Go for Saranya signature, Saranya svarowsky, ankura meridian, db lakven. Very near to kadugodi metro.

HV
Harsh V.

It's past Whitefield so the price makes sense.

BBMP Compliance and Adequate Distance from Rajakaluve

Despite concerns raised about a nearby drain or 'rajakaluve', assessments by experts indicate that the building maintains a sufficient and compliant distance from this water body, adhering to BBMP regulations. This suggests that the project meets the necessary construction guidelines concerning proximity to natural water channels.

I had checked with a few experts who look into such site plans and all. They told me that the building is as a sufficient distance from the rajakaluve so it is BBMP compliant.

Proximity to a Reputable Developer's Project

The project benefits from the presence of a major developer's project (Prestige Park Grove) being constructed on the opposite side. This is viewed as a positive factor, potentially enhancing the overall appeal and future appreciation of the locality due to the presence of a well-known builder.

Proximity to Drain/Nala/Rajakaluve and Flooding Risk

The project is frequently mentioned as being located very close to a large drain, referred to as a 'nala' or 'rajakaluve', with some descriptions even stating it's "literally on a gutter." This proximity raises significant concerns about potential flooding, as the area was reportedly semi-submerged and heavily flooded in 2022. There are also questions regarding the legality of building so close to the stream and the potential for stream breaches during heavy rains. The presence of an open sewage line further compounds these environmental and health concerns.

IMO that is the biggest reason to say no. ... property won’t be first affected in case of heavy rain and stream breaches.

RD

Even for KEYA Homes same thing Nala on backyard , but the price is too high asked by builder.

RP

There is a nala very close to the property which will be a problem!

There is a big rajakulava along belathur main road. Also an open sewage line (8-9foot wide). During 2022, area along belathur main road got flooded heavily. Area may flood during heavy rain.

Builder's Limited Experience and Reputation Concerns

The developer is perceived as relatively new to the real estate market, with some indications that this is only their second project. This limited track record leads to confusion and doubts among prospective buyers regarding the builder's reliability, experience in large-scale developments, and overall trustworthiness. There's a sentiment that the project might not be a worthwhile investment given the builder's background.

Premium Pricing for the Project's Offerings

The quoted price, ranging from approximately 8.25K per sqft (excluding registration) to 8500/sqft (including amenities and GST), is considered premium. This pricing is particularly seen as high given the builder's newness and the various perceived issues associated with the project, leading some potential buyers to feel that the cost is not justified.

Lack of Essential Water Infrastructure

The project reportedly lacks a Kaveri water connection and a Water Treatment Plant (WTP), both of which are crucial for residential developments, with WTP being a mandatory requirement for new buildings. Sales representatives have provided evasive responses when questioned about these critical utilities, suggesting potential compliance issues and future challenges regarding water supply for residents.

MK

It is mandatory to have WTP and STP on newly constructed buildings.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
