Situated in Electronic City Phase 2, the project offers good accessibility to major IT hubs and is considered a strategic location. The area is undergoing significant development, with improving infrastructure such as the upcoming Yellow Line metro, Peripheral Ring Road (PRR), and NICE Road, which are expected to enhance connectivity and drive future property value appreciation.
The location is ok ..accessible to metro and close to TCS.
The area is still developing but location is good.

The project offers competitive pricing, with units initially quoted around ₹7700 per sq ft (super built-up area) and later at ₹7400 per sq ft. This pricing is within the normal range for non-tier 1 builders in Electronic City, positioning it as a potentially good value proposition, especially when compared to higher-priced projects by tier-1 developers in the vicinity.
Builder is quoting 1.35 cr for 3BHK, ₹7700 per sq ft.

Where residents want improvements
A significant concern for buyers is the project's lack of approval from Public Sector Banks (PSUs) like SBI, despite initial assurances from the sales team. This has led to loan rejections, with builder-assigned bank representatives providing vague and potentially misleading reasons. This issue is perceived as a major red flag, causing buyers to question the project's legitimacy and financial viability.
I heard loans are getting rejected for ajmera iris. Yes. That's true. It's a nightmare.
Not approved by PSU Bank... SBI didn’t approved the loan and we got to know that non of the PSU Bank. has approved the project.
It was a builder assigned SBI person, just told some vague reason that because of some internal policies change it will take around atleast 8 months to get sanctioned. Clearly its a lie.
If SBI is not approving, will not recommend to move forward.

Buyers have reported receiving misleading information from the sales team, specifically regarding the project's approval by major banks like SBI. Despite being shown pictures of approvals and given contacts, this information proved false when loan applications were rejected, leading to a perception of dishonesty and lack of transparency from the builder's representatives.
Yes correct, they have the picture with approval and contact of All banks person. Now everything looks fishy.

This is strange, the sales have a name and contact of SBI person in their office and it says approved.

A civil court has issued an interim injunction (O.S. No. 500/2025) restraining the builder from "alienating the property" due to an ongoing land title dispute affecting a portion of the project land. Despite this legal order, the builder is reportedly continuing construction at full speed and demanding further payments from buyers, raising serious concerns about future registration, occupancy certificates, and the risk of buyers being financially trapped.
there is an ongoing civil case (O.S. No. 500/2025) involving part of the project land. The Court has passed an interim order saying the builder/landowner “shall not alienate the property” until further orders.
Despite this, the builder is demanding the next payment... Most buyers have already paid 40–80%.
the case is still ongoing. those who have paid money are stuck.

Reports indicate a potential issue with a stench emanating from a nearby dump-yard, which could become a long-term environmental problem for residents. While one visitor noted no smell directly at the property site, it was observed a few kilometers away, suggesting a broader environmental concern in the vicinity.
Yes , But when I visited there were no smell in that area however it was there few kms away before ecity flyover ended.
Couple of years ago heard this society gets a lot of stench from nearby dump-yard. Becomes problematic in the long run, do check it out physically.

The area immediately surrounding the project is described as not fully developed and quite isolated. This raises concerns about safety, particularly during nighttime hours, and the general lack of immediate infrastructure and residential density could impact the living experience for early residents.
The area is still not very developed.
Visit the property at night time as well because beyond the apartment, the area was not developed and quite isolated last time I went there. We were a group of guys but still felt it was unsafe to venture out there at night.

There are suspicions among potential buyers that the property might be a 'B Khata' property, which could be a contributing factor to the difficulties in securing loans from Public Sector Banks. The specific area, Hebbagodi, is noted to have many apartments that fall under the B Khata category and are not under BBMP jurisdiction, reinforcing this concern.
This is in the Hebbagodi area , every apartment there is BKhata, the area to my knowledge is not under BBMP.
This is strange, the sales have a name and contact of SBI person in their office and it says approved. Must be BKhata, that's why.

Some unit designs have raised concerns among potential buyers. For instance, ground-floor 2BHK units feature two balconies, which could compromise privacy due to adjacent walking tracks. Additionally, 3BHK units were noted to come with only a single balcony, which was considered a disappointing design choice.
My question to them was unit is already on the ground floor, whats the use of having 2 balcony as it is there would be no privacy, as both in the front and back of the units they have walking track. But when i looked at the floor plan it only comes with single balcony which was disappointing.
