Properties in Sarjapur, including this project, are perceived as extremely overpriced given the existing infrastructure, lack of amenities, and distance from central Bangalore. The starting price for a 3 BHK duplex is considered high, especially when compared to the expected rental income.
Extremely overpriced. IMO anything beyond Uber verdant or SJR Palazza is not worth that much.
There is no point in shelling out 3.5 crore on a villa outside Bangalore.
Sarjapur is a shit area. Sometime back tomatos were 100 Rs/kg after floods because of the lack of supply (or artificial inflattion). That doesn't mean I would treat tomatoes like paneer just because they're the same price. That's sarjapur road for you. Costly != good.

I'm not sure why would anyone pay to close 1.5 cr for tiny - puny apartment where there is no roads , no water and no greenery. And 2-4 cr upwards for a villa.

I drove on Sarjapur road yesterday from iblur junction to Godrej 24..Apart from the fact I was stuck in two lane half tarmac half craters road, no signal, traffic jams every 500 mts.. ... it is such a god forsaken area.
The connectivity to ORR is quite poor from Sarjapur. And there is not much scope for improvement too. Sarjapur main road cannot be widened.
Traffic is already at peak if you are coming to bellandur/hsr. In three years, it will take you around 1.5 hours for 15–20 km as lot of new projects will be ready by that time

In my opinion everything would be fine, the only issue would be water supply. Since there is no Cauvery water, you would be 100% dependent on borewells and tankers.

Next you should seriously check what is the total cost and appreciation you will get. Is it going to be higher than a Bank deposit or debt funds? I doubt it. Unless you are crazy rich/have inheritance and showing off your wealth is more important then you will have to be really really insane to even think of putting so much money in that.
